A real process for a real project.

Four steps from first call to year-one care. Every step has a deliverable. Every fee is fixed. The design fee credits 100% toward the build. Here’s the whole thing, end to end.

Step 01

Site visit.

We come to you. We walk the property, check sun and shade through the day, probe the soil, look at how water moves in a heavy rain, photograph the existing conditions. We sit down and ask what you actually want to do out there — entertain, garden, swim, just look at it from inside.

What you get: a fixed-fee design proposal — usually within a week of the visit. The proposal scopes the design phase, lists every deliverable, names a number. No surprises.

How long: 1–2 hours on site. Proposal back to you within a week.

What it costs: The site visit is free. The design fee depends on project scope — typically $2,500–$12,000 for the master plan phase.

Step 02

Master plan.

We turn the site visit into a real design. 2D plan view drawn at scale. Material palette with limestone selections, decomposed granite samples, stone-coping options. Native plant list with photos, mature sizes, water needs. Phased budget with line items.

We present it in person. You take it home. We revise once if needed (most clients change one or two things). You see the whole plan before we touch a shovel.

What you get: 2D plan view (PDF + printed), material palette board, native plant schedule, phased budget. Everything documented.

How long: 3–6 weeks from signed proposal to presentation.

Design fee credit: the full design fee credits 100% toward the build budget if you proceed. If you don’t, you own the plan and can take it anywhere.

Step 03

Build.

Our crew, not subs. We handle excavation, drainage, hardscape, planting, irrigation, lighting — end to end. One project manager (Tasha) is your point of contact through the build.

We photograph every step — base layers, drainage rough-in, stone setting, planting. You get a weekly photo update and a Friday email with progress, the next week’s plan, and any decisions we need from you.

How long: Most builds finish in 4–10 weeks. Bigger projects (pool + full landscape) can run 12–16 weeks. We finish on schedule 9 times out of 10.

What you pay: Three draws. 40% at start, 40% at midpoint, 20% at final walk-through. Materials and labor itemized.

Step 04

Year-one care.

The first year is when plants establish, irrigation gets dialed in, and any settling or efflorescence shows up. We walk the property with you at 30 days, 6 months, and 12 months. Anything that didn’t establish, we replace. Any hardscape that’s settled or shifted, we re-set.

Warranties:

• 5-year warranty on hardscape installation (cracks, settling, mortar failure)
• 1-year warranty on plantings (any death, we replace)
• 2-year warranty on irrigation systems
• Lifetime warranty on workmanship

After year one, optional annual maintenance retainers — we’ll refer you to a maintenance crew we trust, or we’ll do it ourselves for projects where it makes sense.
